Documents and Certificates to Check When Buying a Flat



Most of the first time home buyers, when buying a flat, only focus on the location of the property, price, and the possession date of the flat. Although these three are important factors that must be considered when buying a flat; there are other vital things as well that you need to check before investing.

 
Mentioned below are some of the documents and certificates that you should check before buying a 2 BHK flat in Gurgaon:

  • Ask for the title deed, as this gives the complete information about rights, ownership, mortgages, and obligations of the property. Once you get a copy of this document from the builder, make sure to cross check the same with the land record office.
  • Carry out a thorough investigation to find out if the layout plan and the building plan has been approved and that no law has been broken. Also, find out if the floor on which you are planning to book the flat has been approved in the building plan.
  • Look for the certificate of commencement as well, to make sure that the builder has constructed the property only after receiving approval.
  • Ask for the master plan of the area, or you can even check the same with the town planning department, to find out whether the claims made by the builder about infrastructural developments about to take place in the area are correct.
  • Get a copy of the No Objection Certificates, like an environment clearance NOC and urban land ceiling NOC from the builder.
  • Check the land use certificate, which you can get from the urban development authority, to find out whether that the property you plan to purchase is in a residential zone.
These are some of the vital documents that you will need to check before booking a flat. Apart from this, you can also check with the bank or the financial institution from where you will be taking the home loan about the project. This is because these institutions carry out due diligence before approving loans. So, in case they hesitate to approve the loan, it is better that you look for another property.
